There are 3 key areas to get this done right once!

THE OFFERING, THE SHOWING & THE CLOSING

OFFERING

THE ASKING PRICE: Every homeowner knows roughly what their home is worth. When deciding on an asking price, be realistic. Setting the price too high will cause you to have a property sit on the market too long, while houses all around you will be selling. You will also start believing your realtor isn’t doing a good job for you, and that will cause unnecessary strife in a “key” relationship.

EMOTION: The day you list your home is the day you should break your emotional ties with it. We have seen so many times when an offer comes in and it’s not quite what you were looking for, people start to rationalize the sale by saying maybe we shouldn’t sell or maybe this or that. We’re human and we do things a certain way. By nature when we sell something, we all ask a little more than we think we can get, and as buyers we all want a deal! This is going to happen. It’s just the real estate dance! If you keep an objective viewpoint throughout the process, we can successfully navigate through it. Keep emotions in the mix, and there’s always a problem.

SELLING BROKER: Experience shows 65% of homes on the market are not sold by the listing broker! Our objective is to present the home to other realtors through various means, the most important of which is the Multiple Listing Service (MLS) in such a way that 2 things happen.
1. They see the home and believe it’s worthy of a look by their list of buyers and
2. They (the Realtor) have a good reason to show your home and not someone else’s (Commission).
Offer the selling broker a full 3% commission and let your home get the attention it deserves.

SHOWING
Your home only has one chance to make a good first impression. People that take time to “go look” at homes have a “tight schedule” They will usually look at each home only once, That’s it! If they have driven all the way to your home, they will go in, but getting them to “fall in love” with your home is our objective. We have an entire process we want you to go through preparing your home “For Proper Showing”.

THE CLOSING
This is where the rubber meets the road. This is how I earn my commission. Once you have accepted an offer, getting all of the puzzle pieces in the correct places is what I do. Remember, hitting the ball over the fence isn’t a home run until you have run the bases. When it comes to Real Estate every one has horror stories of sales falling apart once an offer has been accepted. There are literally dozens of details to watch and bring together for a successful close of escrow. I have the right team to make that happen 100% of the time.
